Once we have determined that this is the best option for you, we will compile a short-sale packet for you and list your home.

You can expect us to follow this basic process:

  1. Complete a short-sale packet - Click Here to download
    1. These documents are in the forms/documents section and include a Letter of Hardship, Letter of Authorization, Financial Disclosure Form, and a Privacy Agreement.
    2. Additional required documentation will include: your last 2 mortgage statements, last 2 bank statements, last 2 pay check stubs, last 2 tax returns
  2. Complete an Arizona listing agreement and a Short-Sale Addendum to the Listing Agreement. This allows us to list your home for short-sale.
  3. Market your home until we obtain an offer. We will assist you in determining the best offer to submit to your lender.
  4. Submit your packet, listing and purchase offer to your lender for approval.
  5. Negotiate with your lender to have the value of your home determined. The lender will assign a Realtor or Appraiser to visit your home to determine value.
  6. Negotiate with your lender to accept the submitted offer and provide us with an Approval Letter which details the terms of the sale. ** At this point we advise all clients to seek tax and legal advice to approve the conditions of the approval letter.
  7. Submit the Approval Letter to your buyer for a 30 day closing. During this time the standard sale process takes place which includes a buyer’s inspection period etc…
  8. Close escrow and help you get “Back on Track”. Remember, this is only a set-back, there is a lot of life yet to lived. We can guide you to experienced professionals that want to help you clean up your credit and get you back on the path to your successful future.
